"be my guest" and "help yourself" are used interchangeably in USA language.

They both mean that "you are welcome to have or borrow" something.

If you ask someone if it is ok for you to borrow their pencil,
they might say "be my guest" or "help yourself".

Both mean yes, go ahead and do it.
