Would you take 100k for your first sale?

So, if someone wanted to option your screenplay for free, with a payment of 100k should the movie be made, and you knew that there was a very high probability that the movie would get made in the next six months, would you take it? Budget on the movie is about seven million.

That's the real kicker, isn't it?
I might take the deal, but it depends on a lot of other factors. What other leads do I have? Is there the potential of other offers? Etc.
