Would you correct my English?

Hello. I wrote two dialogues. Will you check them?

No. 1

F: Good morning, Mr. Perman. Welcome to our office.

I got a memo from the president, so I knew you'd drop by.

M: Really. As you may know, I'm an accountant. To start with [First],

will you show me the account book?

No. 2

M: It's amazing. What a gorgeous vase!

F: Thank you. It's made (out) of glass. Q. Do I need "out"?

M: I don't think I've ever seen such a beautiful vase before.
