Would you check my English?

Hello. I wrote two dialogues. Would you correct them?

No. 1

M: What time is our CEO supposed to come to our office?

F: I hear he will be here at three o'clock sharp.

M: I'm not sure why he comes [will come] to our office. His visit

makes me a little nervous.

No. 2

M: Hi, Olivia. Have you seen Tom around here?

F: Yeah, he just went into Mr. Hewston's room.

M: Oh, really? I don't know where it is.

F: It's the second door on the left.

I don't understand why it should be "that" instead of "it".

The usage of "that" is different from the one of "it" in this sentence?

'That' is a more natural thing to say. 

Think of it as this long version.

F: Yeah, he just went into Mr. Hewston's room.
M: Oh, really? I don't know where that place you just mentioned is.
