Would have to pay back or had to pay back

I am searching the grammatical side of the words ' would have to pay' .

The words 'will have paid' means the future perfect tense.

It shows something will happen before a specific time in the future.

By October 2012, thanks to your help, I will have perfected my knowledge of English.

That's an interesting question, because the modal verbs do not follow the same rules as normal verbs.
