Would and would've

My best friend who knows the bar owner isn't going to be at the new bar opening tonight. So, I'm not going to the opening anymore.

And I say:

That's too bad because it would've been so much easier to get a seat if he were there.

And

That's too bad because it would be so much easier to get a seat if he was there.


Are both OK?
