Hello,

Why is "would" used in the following sentences?

1- Are there any indications in the judgement of the physician that WOULD render the applicant unfit to operate the cab?

2- In the past 3 years,has the applicant had any infectious disease that WOULD affect the applicant's ability to drive a taxicab?
