A: Jack has arranged a party. What do you think about that?
B: I think that would be awesome.

Assuming you think the party is a sure thing, use "will."
If you think there is doubt that the party will occur, you can use "would."

Thanks a , BB. My confusion is,
I think the first sentence would be correct.(in four options)
Why is would correct in the sentence above. Because would is used for unreal, imagination but I didn't see any unreal or imagination in the sentence. Please explain. I am too confused. Please help

As I said, you could use "would" if you think the party may not happen.
It would be great (if it happens).

It would be great if it happened not happens, right?

My "if it happens" is showing you that it's still a possibility for the future.

If he has a party, it will be great.
If he had a party, it would be great.

If you're not not sure about it actually happening in the future, you can still say "Hey, that would great" even if you don't say the first part.
