I think it is labor associated in some way with the property rather than property itself. And even companies that don't manufacture anything still capitalize such things, so it's not necessary related directly to manufacturing. That's what I think, anyway.

Well, what puzzles me is this: Judging from its sequence, namely, the 3rd place, the item 'work performed by the undertaking for its own purpose and capitalised' should be classified as 'incomes', whereas item 5 and thereafter shall be regarded as 'expenses'. How could labour become income?

Yes, I agree that it's puzzling. I think it has something to do with the fact that's it's capitalized, but that's the limit of my knowledge about it. Did your Google research not reveal anything about that?
