"With the value OF over 1"

I'm just wondering if this is actually right?
The original context is
"In regard to obstacle factors, there will be 9 different question items in total. After three factors with a feature value of over 1 being extracted, and when R square is accumulated to or over 68.170% and factor loading of each single question item is over 0.5, references will be consulted in order to categorize each single factor as “content suitability barriers, ”personal barriers,” or “ situation barriers. "

Just wondering if it's right,

Thank you:)

X has a value of over 1. ???
X has a value of nearly 1. ???
X has a value of almost 1. ???

It seems borderline grammatical, but it sounds awkward. The better usage is
