The quality of cleaning in the four rooms was average, with the exeption being the kitchen.

Is there a better wording of the underlined phrase?

Perhaps:

with the kitchen being an exception.

with the exception of the kitchen

with the kitchen as an exception

except for the kitchen

aside from the kitchen

apart from the kitchen
