Will it be/ is it

Let's say for this scenario:

It is 9:45 a.m and Mr A asks Mr B about a department store.

A: What time does the department store open?

B: It opens at 10 a.m.

A: Until what time will it be/ is it open?

Should it be 'will it be' or 'is it' for this question?

Either, but realize that most native speakers would say "What time does it close?" or "And how late are they open"?

But why would you think 'is it' is acceptable?

Let's say it is 9:30am and I am about to start work at 10am and work ends at 2pm:

If I had only these 2 options which should I say:
1) I am busy until 2pm.

2) I will be busy until 2pm.

I would use #2, but many people say #1 too.
It's your choice.
