I was looking up some stats on my channel the other day when I realized that on March 28th, I will have been on YouTube for 10 years. (Today's March 26th)

I was looking up some stats on my channel the other day when I realized that on March 28th, I would have been on YouTube for 10 years. (March 28th was, let's say, 2,3 days ago)

Are the boldfaced parts correct?

Also, could I use "would have been" regardless of whether March 28th has passed or not?
