Why it is not correct?

Hi, thx for reading my question, it is as follows:

1. The only option available to you is to lodge an appeal;

2. The only option available to you is lodge an appeal;

3. The only option available to you is lodging an appeal;

I've asked native speakers and they said 1 & 2 are correct but not 3, but I dont understand why, cos we say:

"Lodging an appeal is the only option" but we would not say "Lodge an appeal is the only option". So, why it is incorrect if the order changes?

Hello, Peter. I can't agree with those native speakers, who seem mysteriously prescriptive. #3 is admittedly less common (why, I cannot say), but there is nothing incorrect about it.

And further, I can't make #2 sound correct. You need the "to" as you have in #1.
