Why is 'would' used here? Can they be just 'will'?

If you're writing an article on, say, belly dancing, then you want people who are looking for this type of information on a search engine to be able to find your article. So you [would] do keyword research first to determine the most likely phrases your readers [would] use.

Why is 'would' used here? Can they be just 'will'?
