where to put the "the"

here are two sentences:

1,
The exploitation of land often amounts to greedy plunder that inflicts permanent damage to the environment, rendering more and more areas no longer suitable for food production.
2,
Exploitation of the land often amounts to greedy plunder that inflicts permanent damage to the environment, rendering more and more areas no longer suitable for food production.

I prefer the first one. but don't why.

Do not use "the" if you want to speak in general, without referring to any specific exploitation or land.
