What's the difference between "void" and "null and void"?

Just curious, most contracts like to use the term "null and void" e.g. If the Seller chooses to make this agreement null and void, the deposit will be returned to the Buyer.

What's the difference between "void" and "null and void"? I looked up those two words and they mean the same, so why repeat them?
