Recently I find sentence "What would be an example of ..... ? It is confusing me because I cannot find this structure in grammar book or in internet, even I have many sentence examples from web.
My question is why we use "What would" instead of "What is/ are" ?

Well it's quite common to use "would" instead of is/are. The question could be thought of as an implied conditional where the if-clause is omitted .
What would be an example of a sea mammal (if your teacher asked you that question)? (read up on conditional II sentences and other conditionals for that matter)
