If it's singular, the "s" comes after this ' = I t is Pete r 's way of talking. Whenever it's plural, just add this ' after the plural word= Sites' UPS will be undergoing maintenance today ?

I see, but I'm still little confused. If the word "site" is the singular form. Would "site's" not be the correct way to describe a possessive noun of a single location?

Site's UPS will be undergoing maintenance ...

If you're talking about only one site,it would be site's;otherwise, sites (in plural) would be sites'.
