Use of would

So,” you may ask, “are all of the patterns interesting?” Typically not—only a small fraction
of the patterns potentially generated would actually be of interest to any given user.

please, why do we use would instead of will? and what is the meaning of would here?

Use 'would' because in fact all the patterns will NOT be generated; they are merely potential, so you use the hypothetical 'would'.
