Until + present or perfect

Hi teachers.

Let's wait until the rain stops.
Let's wait until the rain has stopped.

If you accept both of the above, then why my teacher does not accept the below?

There's no point in trying to talk to your father until he simmers down.
There's no point in trying to talk to your father until he has simmered down.

I'm glad if you could help clear the dark cloud out of my mind.
