Uncountable Or Singular

The farm was in a disappointingly run-down condition.In spite of its great age, the painting was in wonderful condition.
Could you tell me why there is 'an indefinite article' in the first prepositional phrase. It isn't in the second one. Plus, would you be so kind as to tell me if the following sentences are also acceptable? If not, please tell me the reason. Thank you in advance. The farm was in disappointingly run-down condition.In spite of its great age, the painting was in a wonderful condition.

These are common and gradable adjectives. Gradable means that there are shades of grey in meaning.
