Three people / three-person apartment (singular, plural)

Hi,

When do you have to use singular and when plural in combinations?

This is a three students project / This is a three student project.
the three people / three person apartment
It's a two bedrooms / bedroom apartment.

I can never seem to get it right.

I have never seen this usage. I guess it's possible that it's used in some specialized context but not in everyday speech.
