Those = them?

Willy: ...........Remember those two beautiful elm trees out there? When I and Biff hung the swing between them?

Linda: Yeah, like being a million miles from the city.

Willy: They shoul've arrested the builder for cutting those down.

I think 'those' underlined referes to 'two beautiful elm trees.

Q1) In the first line, Willy use 'them'. But Later his turn(in 3rd line), he use 'those'. I don't know why he used it instead of them.

Q2) I don't think 'them' in first line can be replaced by 'those' while 'those' in third line can be replaced by 'them'. Am I correct?

Thank you. The thread is helpful.

2. a pronoun:

1. Those who couldn't take part in preparations to the match were rested.

2. Have you seen those taking part in the demonstration being attacted by the police?

Like my question, 'those' in #2(from the thread) looks like it can be replaced with them, but not in #1, doesn't it?

(I think it's part of Arthur Miller's character sketch, Philip. That may be why most of us are not great authors.)
