There's is also a sense of near/far.

eg Is he that rich? pointing to his Ferrari, which is 100 meters away.

eg Is he this rich? pointing to his Ferrari which is 1meter away.

I wouldn't say that the second one is wrong, but the first is what almost everybody uses.
