'This ' being a third person and singular, we append 's' to verbs.
Then why we use 'this should have been' and not 'this should has been'...

Because the finite verb is the modal 'should' (which does not change form), and not the infinitive 'have'. These are correct:

This should have been finished.
This has been finished.

Only in the present tense. And only to the first verb if there are several. 'should', 'have', and 'been' are all verbs. Verbs after the first verb do not take 's'. And never to a modal verb (can, could, will, would, shall, should, may, might, must
