There is and There are

Good afternoon from the Philippines. I found this sentence on one grammar book:

There are a boy and a girl in the room.

And I also found this on the same grammar book:

There is a boy and two girls in the room.

Would you kindly enlighten me on this matter? Thank you.

There is a boy and two girls in the room. When you mix singular and plural nouns in the same sentence you usually make the verb agree with the nearest noun (in this case is agrees with "boy" in number) but you could have also used ' are ' in that sentence.
