The use of "why"

Hi, I would like to ask, for example, if some one resell an item which he bought in eBay in a short time, which sentence would be correct to ask?
1. Why are you selling it in such a short time?
2. Why you are selling it in such a short time?

Thanks a lot for your kindest help.

Hello, Osul—and welcome to English Forums. #1 is the correct word order, but I'd use 'resell': 1. Why are you reselling it in such a short time?

Hi, thanks for your prompt reply.
if I add "May I ask" before "why", if it's the same?

Osulif I ask "May I ask" before "why", if it's the same?
No; then the word order of #2 is correct and #1 is wrong.

i don't know the theory behind. Could you tell me?

In direct questions, such as #1, we invert the normal S-V order. In indirect questions, such as #2, we don't.
