The use of "that"

A Spanish student with advanced English speaking ability is puzzled by the usre of "that" in the following two sentences:

I had never seen "that" many children in my life before before.
I didn't know you were "that" old.

They could both be replaced with "so" for example.

As a native speaker I wasn't able to explain it's grammaticle function very well, that's the problem with being a native speaker.
