...the traffic is totally jammed/blocked...

Is the following text correct?

Person A: Where are you? I have been waiting for you for the last two hours.

Person B: I'm so sorry. Well, um, I'm near to Jackson Square and the traffic is totally jammed/blocked. But now it's clearing up and I would be there in a couple of minutes.

Should I use 'will' instead of 'would' and, if so, is there a difference in meaning?

Actually, I would use "should."

I should be there - based on what I see now.

I will be there - I feel quite certain.

I would be there - not quite grammatical in this sentence. (I suspect that Mr. M missed that, as I did the first time through, with the red letters taking my focus.)

I would be there in a couple of minutes (if...?).-- What is the improbable hypothesis, Jackson?

And I also missed (X) near to-- it should read I'm near Jackson Square.
