The The or zero articles

Dear all, I am copying a leasing agreement at the moment. Smth really bothers me regarding to the usage of articles. Here are you go:

4) Liability. The Owner assumes no responsibility for any damage to person or property arising out of the rental. Articles left in vehicles are at the vehicle owner’s risk. Tennant understands and expressly agrees that the Owner is not responsible for loss or damage to any vehicles or its contents by fire, vandalism, theft or any other cause, nor for loss, damage or injury by or to other customers or any other individual personal injury of any nature. Tenant expressly acknowledges that the Owner shall have no duty to provide security, and expressly does not assume any obligation to provide for the security of the parking area or to protect individuals using the parking area, or vehicles or property in the parking area, from criminal activities.

1.) why do we put an article "the" before owner?
2.) why do we use a capital letter of O in owner?
3.) why do we not put the in font of tenant?

it would be great if you coud give me the reasons and a link of reference. Thank you in advance.

3. See #1. It is admittedly inconsistent; perhaps a need was felt only at the beginning of the article.

Hi,

In normal English, you would put 'the' in front of both 'owner' and 'tenant'.
The writer has decided arbitrarily to do this for owner, but not for tenant. There is no real reason.
