Terminate the contract

Dear teachers

Does this sentence read well?

The reason I am calling you is because/that I would like to terminate the contract. I am afraid your services are no longer required/needed.

so, 'terminate the contract'... are there any other words to replace 'terminate' in this context?

Many thanks
