Tenses

Could anybody correct my ideas of present perfect tense and past perfect tense?

She speaks with an American accent because she has been living there.

He used present perfect continuous tense here. Does it mean that he must still live there now.

She speaks with an American accent because she had been living there.
He used past perfect continuous tense here. Does it mean that he mustn't(100%) live there now

There is other thing that I need to confirm.
Could anybody tell me that wheter the two sentences are totally grammatically correct?

Both are fine, but there is really no call for the past perfect unless further context makes the past time frame ambiguous.
