teachers' ,Hans' , Strauss' ,boys' etc.

hi

I would like to know how the endings of these words are pronounced.

for example I have always pronounced the endings in " teachers' " and "Hans' " as "-z " but Marius Hancu replied that the endings in words such as "Hans' , Strauss' " are pronounced as "-siz".

but why are the endings in "teachers' , students' " pronounced only as "-z" ?

how should I explain the pronounciation rule regarding the above examples?
