Surname posted to a residence

If a sign is posted to somebody's house with just their surname, would we make it possessive (eg: The Joneses' or simply The Joneses)?

And would it be (for these particular surnames):

the Jones family tree
the Joneses' family tree

the Stevens family tree
the Stevenses' family tree

the Hastings family tree
the Hastingses' family tree
