Subjunctive: "is" vs. "be"

Hello everybody, could you tell me which sentence is correct?

One month after he is 65 years old he will retire, buy a house at the beach...
be
were

I think the first one is the best option, but I have seen the second one written and it made me doubt.

I would write it as:

One month after he turns 65, he will retire and buy a house at the beach.
