Subject-Verb Agreement

Just wanted to make sure I've made the correct s/v choice - they sound right to me but clarification will be most helpful. Thank you!

1. Neither of his books (was, were) well-received by literary critics. (chose 'was')

2. The human resources department representative or your supervisor (is, are) responsible for explaining the payroll process. (chose 'is')

3. Each of the applicants (has, have) been asked to leave a phone number at which he or she can be reached next Monday. (chose 'has')

4. The team of investigators (has, have) raised $25,000 for the building fund. (chose 'have')

I agree with Clive. A TEAM of investigators is a singular noun. Though it's made up of people, it is A TEAM, singular.
