#1: "would reach us" is okay, expresses the possibility of an unreal situation or speaker's expectation/uncertainty, maybe your intention is one of them #2: not good as "building a place" hasn't happened yet, using perfect tense here is not really suitable, I think #3: okay => theoretical possibility
