size limits

There are cases where our guests come to our parking and they just find that their cars exceed its size limits or that there is no space available.
I would like to let them know in advance what we can do when that happens.
Could you please tell me if the following expression is appropriate?

In case your car turns out to exceed size limits at the parking lot or the parking is full, we will show you other parking lot in our neighborhood.

Thank you very much,
Aside from making it simple or less wordy, would it be possible to add "upon arrival"?
Is the following usage grammatically correct in this context?

1) If the parking is full upon arrival,
2) If the parking is full upon your arrival,

There is no point in trying to add that; it is a given.
