The situation would determine exactly how emphatic you want to be, but a good start is: Please, sit down. Then you could add more, such as We need to talk, It's been a long time, I'm so glad to see you, etc.

One very polite way is to sound folksy and down-home, for example (US usage):

"You just set yourself down here while I ..."

"You just make yourself comfortable on this sofa and ..."

"You just put your feet up here and ..."
