Singular or plural: monthly payment or payments

I have made up the questions below.

(1) What is your monthly mortgage payment?

(2) What are your monthly mortgage payments?

Most of my non-native English speaking friends think both are correct. I am not sure if they are guessing. Please help me. Thank you very much.

You typically have only one monthly mortgage payment on each piece of property that you own, so the plural would be used only if you have two or more properties which you have mortgaged. (1) is the usual question you'd ask, unless you know for certain that the person you're asking has more than one mortgage, and you really want to hear both amounts. [ The whole situation is highly unlikely to occur, of course.
