simple past instead of past perfect

(1)Most of the restaurants where I used to eat had been replaced by new modern boutiques. As I was walking along the street, I felt as if I were visiting an unfamiliar town.

(2)Most of the restaurants where I used to eat had completely disappeared, and there were new modern boutiques instead. As I was walking along the street, I felt as if I were visiting an unfamiliar town.

About those parts in red, if they were the simple past instead of the past perfect as:

(1')Most of the restaurants where I used to eat were replaced by new modern boutiques. As I was walking along the street, I felt as if I were visiting an unfamiliar town.

(2')Most of the restaurants where I used to eat completely disappeared, and there were new modern boutiques instead. As I was walking along the street, I felt as if I were visiting an unfamiliar town.

would it be OK?

I'm not sure, but to me (1') is OK whereas (2') is not...

It would be OK, but simple past would not stress the completed past action (here, the utter disappearance) of the old restaurants.
