Sequence of tenses

Hi,

The scenario:A friend is looking for a better house for a friend and has found him one and he is writing a letter to inform him:

'I think I have found the perfect solution to your problem.It's a beautiful villa near the sea.I know/knew that hate/hated your current place ...'.

My questions:
Which combination of tenses are better used?Are they all possible?
1.know...hate
2.know...hated
3.knew...hated
4.knew...hate

I think that that's the most likely version, but I also think that these two are possible:

I knew that you hated your current place.
I knew that you hate your current place.

Possible, yes, but not so much in the specified context.

I'm not so sure about this one. When would this be usable?

I can see that - I knew when I started looking around for you that you (still) currently hate your place.

But I still think that "know" and "hate" make the most sense.
