Selling a Treatment

I once read somewhere Joe Eszterhas sold a treatment (not a script, a treatment) for four million.
One wonders how much the script sold for. How common is treatment selling? It must not be unusual since there's a book out by Mike Halperin called Writing the Killer Treatment: Selling Your Story without a Script. Haven't read it yet, but I intend to.

You don't understand how it works.
The $4 million is not* for the treatment, it is for Eszterhas to *write a scrteenplay and some rewrites based on the treatment.
