Sell vs sale

Can someone tell me if this is right:

All proceeds from the sell of high value material

and

Any sells that do not have a work order number.....

Because the latter part of the sentences is missing, I can't speak to the total accuracy. However, in both cases, the verb sell is not proper. It should be, as far as I can tell, sales in the second sentence, and sale(s) in the first.
