"Say" in the "Say, you are pretty good at that"

Hi All,
I got this from a conversation. A is teaching B to learn to drive; and A gives some comments about how B is doing with driving. A says "Say, you are pretty good at that".

What does "Say" mean exactly? Does it mean some sort of feeling or option ?
