All terms strive for political correctness these days, especially the names of money-making enterprises. We "old-people" constitute a large voting block, so best not to offend us.
"Rest home" is the more common, but there are many types of "retirement" arrangements, such as "assisted living" and homes for bedridden seniors where constant care is available.
