When talking about/referring to an apartment or a house which is rented, could I then say "It's a rental." as well as "It's rented." or is there a difference in meaning?

Just to be sure: If I have rented an apartment and I am living in it, and someone asks me if it's mine, can I then answer with both: "No, it's a rental." and "No, it's rented."?
