Rent a house

I'm wondering if "rent" can be used in a progressive tense, for example:

"I'm just renting this house."

Should I use Present Simple instead? "I just/only rent this house."

Progressive is fine.

I'm only renting this house. Focuses on now.

I only rent this house. Focus on habit, eg 'every summer'.
