Questions waiting for answers:)

i have few questions;

1-i'm having a lot of problems with "will and would"i mean conditionals what are the differences or similarities between will and would?and what does "unreal" mean?(in this subject)
2-this,that,he,she...sometimes we use that instead of that or that again instead of she/he...why?
3-what are the similarities or differences between "it has been raining" and "it is raining"when do we use "have/has been"?
4-what are the similarities or differences between: "i've completed my project" and "i completed my project" or is one of them grammaticly wrong?thanks for those who(have/has/had???) answered
